Bennett Realty & Development and Partners Sell Shovel Ready Development Project: 1000 North Avenue, Plainfield, NJ

We are happy to announce that we have sold our interests in #shovelready project at 120 North Avenue, Plainfield, NJ. This is one of the first multi-family projects in 20+ years in the Netherwood section of Plainfield, adjacent to the town’s NJ Transit #trainstation. Before there was even a #redevlopment plan in the City, we had a vision. This transit orientated project (#TOD) includes 120 market-rate apartments and a 30-year PILOT. 

We overcame nearly every challenge in the book and prevailed through an onslaught of agency approvals, market conditions, capital market fluctuations, a pandemic, and so on… We are proud to announce that we have sold this project to an end #builder allowing us to focus on several other development projects, which we’ll announce soon.

How Running a 100-Mile Ultra Marathon Changed EVERYTHING! – (Part III) – The “WHY”

If you have read Part I and Part II of this series, perhaps you wondered; WHY? Why I chose to run in a 100-mile ultra-endurance race may seem hard for some to believe. What if I told you that you can do something for very little money and earn a lifetime reward. Perhaps the biggest “WHY” is because I want to live ALL-OUT, set a good example for my kids, and experience things that alter me forever. If you want to have the best business, product, or company out there and you are the one behind the wheel or in charge, how can you be your best or offer the best if you haven’t been your best? Many people, particularly in the real estate business, count their closed deals, total revenue, number of posts, income, and the link as a measurement of their success. For me, that is simply a by-product of who we each are. I believe that life and business are the same, one circular being for each of us. You are not a good producer or CEO in the office but an average Dad and if you are, then you are not successful or complete. This experience was part of my never-ending journey to continue to experience new things, challenge myself, and see how far I can go and grow. I believe life experiences improve every facet of your personal and business life and ultimately the lives of those around you.

For some, it may be hard to answer the “WHY” when this includes putting your mind and body through a lot of pain and hardship. Physical-pain that is deeper than you even though may exist. And a mental challenge that is beyond what I have ever done.

When my Pacer said at mile 90, “I am envious of where you are right now”, he knew that to get to that moment took an immense effort and the short-term pain was simply “paying the toll” for what was on the other side, an accomplishment that is seared in me forever.

Another big part of my why was simply curiosity. Could my body and mind withstand the brutal training and ultimately the race itself.
What if I never tried? Should I try? I first heard of such a 100-mile race was when my brother did the Leadville 100, a grueling 100-mile race in Colorado. From that point, that curiosity turned to interest and ultimately action. As I look back at a lot of things in my life, the same course occurred. Could I buy and develop commercial real estate?

Could I create a platform in this business that no one else has? Could I have a team of genuinely good people that also produce? I want my kids’ curiosity to run wild and so should mine. Curiosity turned to action is a dynamic part of personal growth.

Perhaps my most important WHY; setting an example for my children. I will forever use this experience to teach them what it means to commit to a goal with unwavering dedication, believe in yourself, and be thankful along the way. TO try a thing that normal people say is impossible and to NEVER doubt yourself in your goals and ambitions. It may be 20 years from now, but they will know, with me as living proof, that this formula is repeatable

Ultimately the WHY is different for everyone, every runner that day. As I met others on race day and learned of their why I realized that no one’s WHY is better than anyone else’s. All could be different but what commonality every racer had was their awareness of their WHY. Explicitly thought out and purposely determined. Maybe we should spend more of our thinking on deliberate tasks that had the backing of WHY instead of just doing things. You can share your why or keep it to yourself, it really does not matter.

Just that you are aware of it. A huge part of any successful action is this.

How Running A 100-Mile Ultra Marathon Changed EVERYTHING! ­- (Part II) -The “HOW”

To understand the ‘HOW’ behind the training and racing 100 miles is best described somewhat like a puzzle.

One that has a lot of pieces and often requires a methodical approach at times. Other times, just putting together a string of pieces that were a part of a bigger puzzle would have to work too. How in the world would I be able to train, to run and grow my business, and have the family time with my kids and wife, oh, and maybe have a personal life. I refused to accept that something had to give.

That I would have to jeopardize something in my life to do this. I was not the first person to deal with this as many others before me, have conquered the task. I would not allow self-pity or speak of “how hard this is”. This was, after all, a voluntary event that was supposed to be fun. In the end, through my competitive spirit, I also refused to miss a single training day or training race. Eight months, solid with no misses except maybe 2. This is reflective of my approach to my business or family. Dream Big, Make a goal, plan the plan, and execute with unwavering pursuit.

I felt my relationship with Time change. The day was not going to get longer than 24 hours. I would have to squeeze in more hours in the morning and at night but without running myself down, would have to work even smarter. In comes the necessary balance of nutrition, health, and self-awareness plus a real belief at my core that we are all capable of doing more, giving more, and having more. Combined, it is hard for me to believe that there are any human limits within reason. A belief that grows more and more with experiences like this. I beat the sunrise most mornings, squeezed in mid-day runs, or did workouts when everyone was asleep, I even took conference calls on long-runs.

I also had to trim the excess. This may seem harsh but the unnecessary conference calls or meetings, the mind-stumbling searches on google, or the chasing rainbows would stop. I had to be super aware of everything I did and why I choose to do it. The latter, being the key to executing this approach. If you do any “to-do” lists like me or even set annual goals when you write them ask yourself WHY. Turns out, A LOT of what I was spending my energy on really did not warrant the attention I was giving it. I generally knew that but now I had a forceful calibrating tool, a sort of cleansing process, another reason why these challenges are so valuable. I had to delegate, believe in others, and never stop believing in myself. It was like a perfect cocktail that constantly needed to be stirred and cared for or risk being “watered down” by the baseless distractions that prevent good from great, happy from jubilant, or strong from BEAST MODE. A cumulative approach, that over time would yield performance advances hard to believe both physically and in my mindset.

HOW I finished the race can be attributable to a few very simple but important steps; preparation, gratitude, and a deliberate and an UNRELENTING attack. In my nearly 32-hour race, there were very few moments that I felt unprepared. Every wet sneaker, mental-thought, knee pain, or silent darkness running through the woods, feeling dehydrated or calorically depleted were all things I did during training.

I put myself in adverse situations to familiarize the unknown. Most 100-mile training plans call for Training Races, usually a “build-up” approach starting with a 30k distance, then 50k distance, and then a 50-mile distance.

But the first race, a 30k, was canceled due to COVID, then the second, the third, all canceled. It did not matter for they were on my calendar. They were immovable! I would go on to do all 3 of these, unsupported and unsanctioned (besides my wife, kids, mother, brother, and a few friends). On the day these were scheduled I just had to show up, stay present, and believe in myself while building the machine. That is exactly what I did. I remember vividly going to sleep the night before my last Training Race. In a calm and simplified way, I would say “I’m going to run 50 miles tomorrow”.

Imagine if we applied such a simplistic and at times, obvious approaches to our other endeavors in life and business. If we took the pointless anxiety and angst out of consideration and just did it. Maybe Nike’s slogan meant so much more than I previously thought. I also applied the practice of the Power of the Spoken Word, which I had used in other endurance events.

The belief that saying something out loud and being deliberate about it would make the outcome more likely. The mind is our stopgap to protect us from what we think is not possible, but our mind also prevents us many times from doing what is possible. Speaking the words often overcome that hesitancy and convince us otherwise.

I cannot mention the HOW without the support of my family, friends, and CREW, who were unwavering in their support. Every day my wife would ask me, “what do you have today?” She never had a thought that this was too much, too hard, or crazy. I can say with 100% confidence that without this being the case, I would have never been able to do it. And our kids, albeit 3 and 5 years old, helped more than they possibly realize.
Just their existence helped motivate me on countless dark runs and my never-ending attempt to show them what hard work, focus, and commitment really mean. One day they will understand this impact.

Every single workout! Every single day! I visualized the race and the finish line! I saw the people. I felt the pain and the glory. At times, it was as if I was not even present in my training, good or bad. Focused only on building and building, I was locked in! The machine was being built. NO excuses, NO wavering, pure gratitude, and optimism through it all. Not allowing the negative in my headspace. When the whole world was going dark due to COVID 19, I went the other way. It worked.

How Running A 100-Mile Ultra Marathon Changed EVERYTHING! ­- (Part I)

A few weeks ago, I competed in a One-Hundred Mile Ultra Marathon in Northwest Georgia, called The Georgia Jewel. The race started in the City of Dalton on the Pinhoti Trail in the Chattahoochee National Forest, a pristine area of nearly 1 million acres of Forest. I am pleased to share the profound effect this experience has had on my business and life (which is both the same).  

To understand the magnitude of such a challenge, let me back up. Running a distance so immense, so long, and so mentally and physically grueling, you must build a machine, a human-machine, physically AND mentally. 

Being “fit” would not be enough!

Being mentally-strong could not get you there. Both body & mind had to be harmoniously tied or the results would not be what I wanted, to complete the race within the 32-hour time limit. I signed up for this event in January (but I decided to do it last October) when a friend of mine, Chadd Wright, a former Navy Seal and highly accomplished Ultra Marathon Runner, introduced me to the race. He also instilled in me the confidence that I could complete it. I was aware of 100-mile ultra-distance as my brother had completed a race the year prior. The seed was planted. I hired a Coach, had weekly calls, outlined training workouts, and signed up for multiple other ultra-endurance distance races as part of my training. I took the same approach I take on new real estate development deals or any other business endeavor. A step by step process that requires you to be all-in, all the time. 

I had never run further than 31 miles in a single day. Never ran any of the “BIG” marathons, New York, Boston, etc. I had never even considered myself a true “runner”. Just a burning passion to get better in all aspects of life and have new experiences. It did not matter, I was committed to doing this, no matter what. But then, after 45 days into training, the COVID-19 Pandemic hit, in New Jersey, this meant a complete lockdown. Everything went in flux. The sanctioned training races as well as the Georgia Jewel itself were questionable and doubt crept in. The places where I trained, mainly the parks near my house were closed. The question: is this what I should be doing in the middle of a Pandemic, kept introducing itself the more and more the news aired. But then I realized, this is part of the race; the journey each person takes on their way to “Toe’ing the Line”. The truth is, the harder it got, the more I wanted it. I took it as a challenge. I remember my last endurance event, late last year nearly 11 months ago called ‘29029’ where I climbed the vertical equivalent of Mt. Everest and how I had wished I enjoyed the journey more. I accepted the current situation, avoided trying to control the uncontrollable, and decided to double-down on my unwavering pursuit with one simple mantra; there was NO WAY I was going to stop. On September 18th, 2020 I was going to run 100 miles. Around my house or in The Georgia Jewel. It did not matter to me and anyone who is reading this and spoke to me during that time knows that is how I felt. But I had been here before. Many times. 

When starting up a Company, choosing to leave a dysfunctional partnership, or early in my career, resigning from a larger brokerage company.  

I own and run a commercial real estate company that specializes in development and brokerage throughout the Northeast and East Coast, I have 2 kids under 5 years of age, and have an internally burning passion to never stop improving and be the best version of myself. To say I work and live in a high-energy, high-expectation existence may be an understatement. I provide this for back-story relevancy, but the truth is this does not matter. This challenge is hard for my-type personality or the laid-back dude that travels for a living. A 100-mile distance is an equalizer that will expose any weakness you may have, physically and mentally. It was the challenge I sought. This is my story…

What mattered more was that my goals were not negotiable, in a world of endless self-negotiating. I will train with fire, focus, and fury like never before. I would control the outcome, albeit maybe not the location. At that moment, whenever it may have exactly been was quintessential of what any “finisher” of a 100-mile distance ultra-marathon would do. This is and was the commonality that all 100-mile finishers have. And as it turned out 111 other people who started this race made the same decision, dealt with the same unknown, but stayed in the fight. The payoff would be beneficial FOREVER, although not all would finish. How many things can you do in your life that stay with you FOREVER and have a positive impact on you like that? The answer, VERY FEW. And for some, it is ZERO.  

I have always been competitive. I played sports my whole life including playing basketball in College. While I would apply much of the unwavering commitment to my training that I had as a kid when I would shovel the snow off the driveway to shoot hoops until late into the night, I also recognized that I would need more than just that. Force, passion, and grit were the key elements that got me to achieve playing basketball at a collegiate level. But these attributes would not solely take me across the finish line. They needed to be tools in my tool belt. I needed to be calm, thankful, deliberate, and confident. 

The same traits needed to be a successful entrepreneur, the best Executive or employee, a great friend, son, father, or husband. Traits that are needed to be great at anything. I had to sharpen the skills I had already, grow new ones, and utilize them consistently and deliberately during this process. I had to change, I had to get better.

See it! BE UNSTOPPABLE.

I’m not delusional with the impact COVID-19 has and is having on us. I see what is happening, I am living through it. I own a small business and understand firsthand the hardship. The receivables have stopped coming in, projects are on hold, there is an uncertain future, it is day-to-day….but, I SEE IT. I see the END. Every day I wake up I know it is a day we get better; better as a country, more lives saved, more people cured, more understanding about the virus, closer to treatment, or even a vaccine. Maybe this is too “early” to write but there is wayyyyy TOO much fear, negativity, and lack of leadership from ALL the messengers out there. I can’t take to watch, listen, and believe it anymore. SO here I am, giving my thoughts and perhaps coping mechanism.

It’s too easy to fall prey to the mental subscription that many I know are falling to; will things ever get back? Nothing will be the same again! I got news for you, NOTHING is the same EVER. Things constantly change. That is about the constant in our world. I’m designed for challenges, we all are. Accept it.

On April 1st I started a challenge; every day on my Instagram account I post 1 positive thing; a thought, picture, video, or example. It is called the Calendar Club Challenge. It has been fulfilling to remain constant but also, at times, hard to believe and message positive thoughts in a hard time but I SEE IT. I see the end. I don’t know how exactly this “ends”, but I know it ENDS when we decide it to end.

This BLOG is for the small businesses, the entrepreneurs, the workers, and employees that are afraid, scared, and wondering if there is a clear path to this pandemic. Let me tell me what others won’t, don’t believe, are don’t have the guts to say because they think its too early; we will be back, your lights will come back on, you will NOT wear your pajamas forever, and WE WILL GET THROUGH THIS.

If you want this to END, you have to see the ENDING. You have to believe it will END. You have to know it will END. At the end of this, there isn’t a real END. JUST KEEP GOING.

How will the Commercial RE Market handle COVID-19

I have a front-row seat to this question. I have spoken to dozens of people in the Commercial Real Estate space over the last couple of weeks. Everyone is trying to figure out how, where, and when relief will come. For the company properties, I am trying to figure it out myself. I am both an owner and an advisor in this case. The COVID-19 virus brought to light how the entire commercial sector is an invisible chain of connections not exposed unless in the face of a pandemic. The Tenant or Restaurant who rents from a Landlord, has vendors, insurance policies, leasehold mortgage (in some cases), payroll, and of course, operating expenses owed to the Landlord. The Landlord has to pay their vendors for maintenance of the Property, their insurance carrier, property taxes, and obligations to their lender. It is all connected and related. And the reality is, everyone wants to know who is going to pay for this “stall” in business. As of the day, I am writing this, the Stimulus Bill is headed to Congress for passage. As things come out perhaps much of these questions may be answered but so far, the overlying theme I have heard from our clients and friends, is this is a text-book example of force majeure; or an act out of all humans control that prevents the Tenant from operating no matter what.

In comes the infamous and often overlooked force majeure clause. While force majeure clauses are present in nearly every lease they have strengthened over the years. But to me, they have typically addressed Tenants’ hardships or at least were initiated and adopted with the intent of protecting a tenant from its inability to operate for reasons outside of its control. But what happens after the event passes. Who pays who to make a who whole? Other things like business interruption insurance are another option I have heard and even know of some that have already submitted claims for such. Another client of ours has submitted for a disaster relief grant from the State. Everything is on the table.

I will leave the legal side of this to the attorneys who will likely have a field day on this issue. The one thing I know is that this situation is fluid and changing every day and no one has the answers. What would you do if your phone rings from your Tenant who has never been late on a rent payment and they tell you (reluctantly) they cannot pay? Or what do you do when your mortgage is due, and your reserves can only support 2 months of carry and NO ONE is paying your rent. What do you do if you’re the lender and your borrower is late or missed a payment? While none of our clients or friends that I know have preemptively sought to terminate their leases (yet), some have come out directly and said: “We are no longer paying the rent”. Just today, Cheesecake Factory sent letters to all their Landlords stating they did not intend to continue to pay their obligations a move that will likely cause others to follow.

Ultimately time will tell what the effect of COVID-19 will be in commercial real estate. And unfortunately, all of this creates an “unknown” space which in some cases will have to be settled in the courts. I hope and believe that reason will find reason and commercial real estate owners and tenants alike will aspire to get things worked out quickly and reasonably so that the doors can (and will) open again!
